Senior Project Manager required

Responsible to the Contracts Manager for all aspects of the project including the attainment of the required quality, safety programme, profitability, co-ordination of site works and effectiveness of the site quality system.

As Senior Project Manager your responsibilities will be:-

Prepare and issue the Project Management Plan, including regular review and revision as necessary.

Establish site administrative procedures to include all forms, use and distribution.

Provide single point of contact for the Client.

Formulate and agree main contract programmes.

Set the agenda for the construction process and the design / information co-ordination to achieve that process.

Set up quality procedures and ensure that these are implemented.

Formulate and present progress reporting structure, both internally and to the Client.

Assume overall responsibility for construction through to the completion of the building, to the agreed programme.

When required, undertake the duties of the site and building services managers.

Establish project industrial relations that reflect BCL procedures.

Control staffing for the project and attendance records.

Ensure competence of subcontractors in compliance with CSCS and UKCG requirements, prior to appointment.

Ensure site diary is kept

Collate site progress photographs.

Implement change procedures in line with contractual requirements.

Act as a point of contact for complaints from the general public.

Liaise with Contracts Manager at an agreed time; produce a completion programme for agreement with the client.

Organise an initial handover meeting with client/design team.

Manage handover process.

Review handover checklist at regular intervals up to completion, during client progress meetings and subcontractor meetings.

Monitor and carry out snagging process as defined on handover procedure.

Ensure any project completion checklist is completed.

Ensure handover meeting is carried out with BCL Customer Service/Maintenance Department.

Oversee preparation of O & M manuals.

Set up and monitor handover schedules, keys, spares and certificates.

Lead post-handover review meetings.

Reprimand any individual failing to discharge their responsibilities satisfactorily.

Complete relevant Project Data Capture Sheet.

Assume Health and Safety responsibilities as Project Manager.

In overall terms, manage site Health and Safety Policy, Security and Fire Policies. Ensuring the highest standards at all times.

Ensure that suitable and sufficient risk assessments are prepared for hazards which can reasonably be identified and the adoption of safe systems of work in compliance with requirements.

Prepare a construction Health and Safety plan from the information supplied by the CDM            Co-ordinator in the pre-construction safety plan.

Establish the location of underground services and overhead power lines in conjunction with the CDM Coordinator where reasonably practical.

Ensure that the Health and Safety plan is updated and reviewed throughout the duration of the contract and that the plan and revisions are brought to the attention of subcontractors and directly employed workforce.

Ensure the provision of first aid and welfare facilities from the commencement of the construction phase and include this information in the safety plan.

Accompany HSE inspections during any visit to site and act on recommendations given.

Ensure that the site is properly supervised at all times                                                           (holidays, sickness, weekend working etc).

Ensure compliance with the company fire prevention procedure.

Prepare Health and Safety File and O & M information.

Set an example through high personal standards in the application of health and safety.

Ensure BCL Construction Environmental Procedures are implemented on site.

Nominate Project Environmental Manager.

Undertake regular appraisals with all direct reports.

Identify Project Community Champion.

Establish Community Benefits and Data Capture Programme.

Implement insurance claims procedures.

Development Manager/Surveyor required for the North West

Job Description:

•  Working with the Development team to manage the development process within the                business by identifying potential land opportunities, having initial feasibility scheme                designs produced and preparing cost appraisals for one of the following end options
       o    Roland Bardsley Developments
       o    Partner Housing Associations
•   Procure, negotiate and finalise contractual heads of terms and agreements with clients,          for the purchase and development of land.

Key Roles and Responsibilities: 

•   Develop and manage relationships with Local Authorities, Registered Providers, Care            Providers and Regulatory bodies such as Homes England (Including Frameworks)

•   Site identification and land acquisition

Quantity Surveyor

As Quantity Surveyor, you’ll be responsible for:

•    Liaising, advising and keeping informed at all times the Managing QS of any issues on           site that have or could have any significant financial effect on the business.
•    Daily management of the commercial aspect of construction projects including any                 contract administration requirements
•    Subcontract procurement to meet with the project requirements in line with the                       procurement schedule, management of the subcontractor once appointed, interim                   subcontract payments and final accounts.
•    Production of monthly cost/value reconciliations in conjunction with the other members of       the team; i.e. Contracts Manager, Project Manager, Bonus Surveyor and Buyer
•    Production of monthly detailed internal and external cash flows.
•    Checking of contract documents prior to execution by Directors.
•    Prepare and issue as necessary any Warranties (consultant & sub-contractors).
•    Preparation and management of the Consultant appointments.
•    Assist all other members of the production team in collaborative working to obtain our             corporate objectives
•    Preparation of interim valuations and final accounts
•    Liaison with client representatives to manage the financial outcome of each project                 (pricing of variations/production of ongoing final account projections).
•    Attendance at the monthly Client site meeting.
•    Attendance at the monthly commercial team meeting to review the cost/value                         reconciliation prior to submission to the Board of Directors.
•    Attendance at design team meetings and involvement in approval process of drawings for       design and build projects
•    Supply chain management to ensure the use of approved subcontractor from the                     database, constant evaluation and monitoring and maintaining working relationships
